Karrieren in der Real Estate Finance können bei unterschiedlichen Finanzinstitutionen eingeschlagen werden, darunter bei Investmentbanken, Handelsbanken, Asset Management-Unternehmen, Private Equity-Firmen, Immobilien- und Consultancy-Firmen.
Investmentbanken stellen Real-Estate-Mitarbeiter in einer Reihe verschiedener Funktionen ein. Dazu zählen Banker für Fusionen & Übernahmen mit Schwerpunkt im Immobiliensektor, Kapitalmarkt-Spezialisten mit Kenntnis der Fundraising-Bedürfnisse von Immobilienunternehmen, die in die Debt- und Equity-Märkte einsteigen wollen, sowie Equity Researcher mit Kenntnis der Real-Estate-Aktienanalyse.
Handelsbanken beschäftigen Property-Finance-Teams, die große kommerzielle Immobilienkredite bewerten und verwalten. Real Estate Debt Manager überwachen z. B. ein Portfolio von Krediten, identifizieren Bedrohungen der Kreditqualität und entwickeln Strategien zum Umgang mit notleidenden Krediten. Sie bereiten Kreditunterlagen zur Genehmigung vor und arbeiten gemeinsam mit Gutachtern, Anwälten, Kreditgebern und Investoren an der Durchführung von Strategien. Viele Handelsbanken beschäftigen heute sogenannte „Workout“-Teams, die sie beim Umgang mit notleidenden Immobilienkrediten unterstützen.
Asset-Management-Firmen beschäftigen Real-Estate-Investmentexperten zum Management ihrer Immobilienfonds. Product Structuring Manager entwerfen neue Immobilienprojekte, welche auf die kommerziellen Ziele des Geschäfts und die Zielinvestoren des Fonds zugeschnitten sind. Sie identifizieren auch Chancen für das Wachstum bestehender Fonds und müssen ihre detaillierten Kenntnisse über regulatorische Änderungen und ihre Auswirkungen auf die Immobilienbranche stets auf dem Laufenden halten.
Manche Private-Equity-Fonds beschäftigen ebenfalls Real-Estate-Experten, die in Übernahmen von Immobilienunternehmen involviert sind und in Immobilien investieren. Ihr Arbeitsbereich umfasst ggf. die Identifizierung und Prüfung neuer Investmentmöglichkeiten im Immobiliensektor, Aufbau einer Pipeline von potenziellen Immobilien-Zielunternehmen und die Zusammenarbeit mit Unternehmen, Geschäftsmanagement und Beratern an der Verhandlung und dem Abschluss von Immobilientransaktionen. Private-Equity-Firmen stellen manchmal auch Real-Estate-Investmentbanker ein.
Bei kommerziellen Immobilienfirmen ist man mehr in die „Action“ im Immobiliensektor eingebunden. Üblicherweise stellen Facility Managemer spezialisierte Immobilieninvestment-Services zur Verfügung. Obwohl sie auch Stellen in Engineering, Instandhaltung oder anderen Finance-fernen Bereichen anbieten, bieten sie ein breites Angebot an Finance-nahen Real-Estate-Stellen wie Broker, Projektmanager, Finanzanalysten, Finanzmanager und Accountants an.
Consultant-Firmen verfügen auch über Real-Estate-Beratungsabteilungen, deren Kunden zumeist Banken, Fondsmanager, institutionelle Investoren, Immobilienfirmen, Bauunternehmer und Immobilienbesitzer sind. Diese beratenden Funktionen helfen bei der Entwicklung effektiver Geldbeschaffungsstrategien für Transaktionen und Unternehmen, bei denen Finanzgeber und Investoren identifiziert werden, sowie die Verhandlung der Vertragsbedingungen.
